How to Attract Diaspora Buyers to Nigerian Real Estate

Millions of Nigerians live in the UK, the US, Canada and the Gulf, and many of them want to own property at home, whether as an investment, a retirement plan or a base for family. They often have strong purchasing power in foreign currency. Yet many developers struggle to turn this interest into sales. The reason is simple: diaspora buyers cannot drive past your site on a Saturday, so everything they know about you comes from what they see online.

1. Lead with trust, not just price

The number one fear of a buyer abroad is losing money to a project that never gets built or a title that is not genuine. Put trust signals front and centre in every ad and landing page:

  • Clear title documentation (C of O, Governor’s Consent, approved survey) and how buyers can verify it
  • Your company registration details and physical office address
  • Photos and videos of completed projects and current construction progress
  • Testimonials from existing diaspora clients, ideally on video

2. Target by country, not just “diaspora”

A Nigerian nurse in Manchester and a tech professional in Houston have different incomes, time zones and concerns. Build separate Meta and Google campaigns for your main markets, with messaging and prices shown in the currency and context that make sense for each audience. Schedule calls and webinars at times that suit them.

3. Make remote viewing easy

Offer live video inspections over WhatsApp or Zoom, drone footage of the estate and its surroundings, and a short video walkthrough of every unit type. A buyer who has “walked” the property on screen is far more likely to commit.

4. Offer payment plans built for earners abroad

Flexible instalment plans, clear exchange-rate terms and secure payment channels remove friction. Spell out exactly what happens at each payment stage and when allocation and documentation are issued.

5. Respond fast, in their time zone

A diaspora lead who enquires at 9pm in London is 9pm in Lagos too, but a lead in Toronto is five or six hours behind. An AI assistant or automated WhatsApp reply ensures every enquiry gets an instant, helpful response, with a human follow-up the next morning.

The bottom line

Diaspora buyers are not hard to reach. They are hard to convince. Developers who invest in transparency, remote viewing and fast follow-up consistently win this market. If you would like help building a diaspora campaign for your next project, book a free strategy call with our team.
